Tucked away on three acres of private bush, this home has lots of warmth and charm. It’s as pretty as a picture with its cottage gardens, white-painted window frames, wooden floorboards, and large farmhouse dining table, complete with a modern chef’s kitchen that is superbly equipped for entertaining.
A large deck with a multitude of seating and dining options overlooks a manicured lawn. This is a beautiful place to relax, looking out to the ocean while enjoying the visiting birdlife.

LAYOUT
The layout of the home is straightforward. The main living area, kitchen, dining and TV room are downstairs, as well as the luxurious master bedroom with ensuite. The laundry is also downstairs.
Upstairs, you’ll find the remaining three bedrooms, a second TV/loungeroom, plus shared family bathroom with separate toilet.

* Head to nearby Meelup Regional Park for bird watching, coastal walks and swimming at picturesque Meelup Beach.
* Eat out at Eagle Bay Brewery, Wise Winery or Mealup Farmhouse.
* Whale watching from Point Picquet lookout.
Visit nearby wineries, gourmet food producers and art galleries.
There is also a $1,000 refundable security bond and a $66 booking fee. Pet stay fee of $75 per dog also applies.
Credit card payments attract a 1.7% + A$0.30 fee for domestic cards and a 3.5% + A$0.30 fee for international cards. Direct bank transfers welcome.

Policies
Payment Policies
A partial payment in the amount of 50% of the rent total is due no later than 3 day(s) after confirmation of intention to book or upon booking if that date has already passed. Remaining payment is due no later than 21 days prior to arrival. If the booking is made after [or within 1 days of when] the second payment would be due, then this payment will be combined and due together with the first payment. A separate refundable damage deposit is required in the amount of AU$1,000.00. The damage deposit is payable 21 days prior to arrival.
DIRECT BOOKING CANCELLATIONS and DATE CHANGES
The following is applicable to guests who have booked direct only via the Down South Holidays website and not via a third-party booking channel.
If you would like to cancel or vary your booking dates, please contact us immediately. A cancellation or amendment will not take effect until we receive confirmation in writing from you.
Bookings cancelled by more than 60 days from arrival date are fully refundable (less any credit card fees plus a $150 cancellation fee).
For cancellations within 60 days of arrival, money paid will not be refunded unless the property is re-let at the same rate for the entire period originally booked (or part thereof at our discretion).
Furthermore, you are liable to make the full payment (ie. balance owing) if your booking is less than 28 days from arrival date.
In the event of cancellation, and with reasonable notice, Down South Holidays will strive to re-book the property to others. Should a refund
be applicable, it will be made by the payment method used by the guest at time of booking (less any credit card or transaction fees).
A variation of the booking which reduces the number of nights’ stay or rent value will be treated as a cancellation.
A $150 administration fee will be charged for any booking cancellation.
If you fail to turn up to a booking in full or part, you will not be entitled to a refund or postponement of your booking.
