Kangaview is a warm and inviting little home that's big on views and relaxation. We love the elevated deck and central living area that overlook beautiful native bushland. It's delightful to sit out amongst the tall trees and catch views of the many kangaroos and birds on the adjoining golf course.
This place is highly recommended for quiet couples, small families or overseas travellers wanting to experience the sights and sounds of the Australian bush without being too far out of town. Only quiet and considerate guests should stay here as this is a very quiet neighbourhood and we like to keep our neighbours happy!
You may feel a world away here but it's just a 10-minute walk to the beach as well as being a short drive to Dunsborough's supermarkets, restaurants and bars.
It is an older style home but its fully equipped kitchen has almost everything you could need, including a dishwasher and guest wi-fi.
LAYOUT
The layout is as follows: all rooms are located upstairs except for a downstairs bedroom with two single beds (with a TV for the kids to play DVDs only). There is also a laundry and toilet downstairs.
This house is at the end of a shared driveway (in a small complex of four homes), with parking for two cars only. Strictly no boats or trailers allowed.
KITCHEN
Dishwasher, full range of crockery, cutlery, serving platters, glassware and cookware. Microwave oven, gas cooktop and conventional electric oven. Dishwashing and cleaning items.
LIVING/DINING ROOM
TV, DVD player, reverse cycle air-conditioning (heating and cooling). For most of the year, the upstairs air-conditioning unit in the lounge room is efficient enough to flow through to the bedrooms and keep you comfortable.

Bedroom 1, Upstairs: Queen bed. Ceiling fan.

Bedroom 4, Downstairs: Two single beds. Reverse cycle air-conditioning (heating and cooling).

Downstairs toilet: The second toilet is downstairs in the laundry.

Washing machine, clothes dryer, iron and ironing board. Includes second toilet. Outdoor clothesline.
PARKING
Two off-street car parking bays at the front of the property. No boats or trailers allowed.

A three-night minimum stay requirement applies for most of the year (peak periods are up to seven nights). Please note that a compulsory additional cleaning and linen pack fee applies to each booking, as well as a $66 booking fee. There is also a $500 refundable security bond. Credit card payments attract a 1.7% + A$0.30 fee for domestic cards and a 3.5% + A$0.30 fee for international cards. Direct bank transfers welcome.
This is a licensed holiday home with the City of Busselton and the following applies by local law: no more than two cars are allowed at this property. No more than six people allowed on the premises after 10pm. Guests must adhere to the Guest Code of Conduct (displayed inside the home).

Policies
Payment Policies
A partial payment in the amount of 50% of the rent total is due no later than 3 day(s) after confirmation of intention to book or upon booking if that date has already passed. Remaining payment is due no later than 21 days prior to arrival. If the booking is made after [or within 1 days of when] the second payment would be due, then this payment will be combined and due together with the first payment. A separate refundable damage deposit is required in the amount of AU$500.00. The damage deposit is payable 21 days prior to arrival.
DIRECT BOOKING CANCELLATIONS and DATE CHANGES
The following is applicable to guests who have booked direct only via the Down South Holidays website and not via a third-party booking channel.
If you would like to cancel or vary your booking dates, please contact us immediately. A cancellation or amendment will not take effect until we receive confirmation in writing from you.
Bookings cancelled by more than 60 days from arrival date are fully refundable (less any credit card fees plus a $150 cancellation fee).
For cancellations within 60 days of arrival, money paid will not be refunded unless the property is re-let at the same rate for the entire period originally booked (or part thereof at our discretion).
Furthermore, you are liable to make the full payment (ie. balance owing) if your booking is less than 28 days from arrival date.
In the event of cancellation, and with reasonable notice, Down South Holidays will strive to re-book the property to others. Should a refund
be applicable, it will be made by the payment method used by the guest at time of booking (less any credit card or transaction fees).
A variation of the booking which reduces the number of nights’ stay or rent value will be treated as a cancellation.
A $150 administration fee will be charged for any booking cancellation.
If you fail to turn up to a booking in full or part, you will not be entitled to a refund or postponement of your booking.
